Snapshot
Yellowbox partnered with Five at Heart and Cureoscity to deliver an end to end End-of-Trip smart locker solution at The Leadenhall Building (The Cheesegrater) — 550+ bookable lockers integrated with the building app and configurable booking rules that give occupiers flexible, fit-for-purpose storage while delivering predictable, manageable turnover for building operations.
The challenge
The Leadenhall Building wanted EOT facilities that were:
- A true occupier service, not a bolt-on — discoverable and managed as part of the building experience.
- Scalable and specialised — high capacity to serve hundreds of daily users while offering locker types tailored to commuting use cases (hanging, folding bikes, drying/changing, motorcycle storage, etc.).
- Predictable and operationally manageable — clear booking rules and expiry behaviour to avoid abandoned lockers, support cleaning/maintenance regimes and simplify day-to-day operations.
- Seamlessly integrated — a booking/opening model that worked with tenant access credentials (mobile and physical) and the building’s tenant app (no new apps for users).
Meeting these goals required flexibility in booking rules, support for custom locker types and integration with the building IT and tenant platform.
Our solution
Yellowbox designed and delivered a leading EOT locker system encompassing:
1. Bookable Future Bookings / Hot Lockers
Leadenhall used Yellowbox’s Future Bookings / Hot Lockers to let occupiers reserve lockers in advance. The landlord applied business rules to create predictable turnover — notably a 5-day maximum booking and a fixed 10:00pm nightly expiry so reservations always end at the same nightly cut-off. The Yellowbox Dashboard includes a Hot Locker rule simulator and end-time configuration tools used to model and apply these settings. This combination balances user flexibility (multi-day EOT trips) and operational predictability.
2. Custom Locker Types for fit-for-purpose storage
To support diverse commuter needs, Leadenhall leveraged the Custom Locker Types feature — for Folding-Bike, Pedalhall (Hanging), Drying/Changing and Motorcycle lockers — surfaced to users in the booking flow. Custom types ensure the right physical form factor for each use, and enforced booking constraints (for example, preventing someone from holding multiple specialised lockers simultaneously). This made the offering flexible and practical for a wide commuter mix.
3. Native, low-friction access & booking
To remove friction and make lockers feel native, the booking and opening experience was integrated with building systems: occupiers open lockers with either their mobile credentials (Apple/Google Wallet), building access card (RFID / badge) or The Leadenhall Building (TLB) app by Cureoscity — no separate app download required. This enabled users to use the existing building app to create reservations and open their lockers.
Outcomes & benefits
For occupiers
- Convenience & choice: Occupiers can reserve the right locker type (hanging, folding bike, drying/changing, motorcycle) and plan trips up to five days in advance via the tenant app.
- Seamless experience: No new app required — booking and opening are part of the building’s native tenant app experience.
For building operations
- Predictable turnover: Fixed nightly expiry (10:00pm) and 5-day max reduce abandoned bookings and simplify daily cleaning and reallocation routines.
- Centralised management: The partner Dashboard allows central monitoring, booking rule management and operational workflows across the 550+ doors.
For the landlord
- A marketable occupier amenity: The lockers are part of the £7m end-of-journey investment and a headline occupier amenity.
In short — The Leadenhall Building turned locker banks into a managed occupier service that gives commuters flexible, fit-for-purpose storage while making day-to-day operations predictable and simple. Occupiers can book in advance and open lockers seamlessly with Google/Apple Wallet, their physical building card, or the Leadenhall app.
